Today I meet with Dan Pultr – director of Sales of BC for the mortgage group Canada Inc. We discussed many topics regarding financing, and I wanted to share with you highlights from our discussions today!

Every person requiring financing is unique and it is because of your uniqueness that when one is thinking of buying real estate they should meet with a mortgage professional prior to having their agent begin to show them potential homes.

What you will need to know when meeting a mortgage professional is that they will require certain documentation from you. Firstly, you will need to prove your income; this is keep confidential by the mortgage professional that you choose. Proving your income can be done in a number of ways, one being by a job letter and your last two pay stubs; or if you are self employed you will need to show proof of self employment and recent Notice of Assessments as well as potentially company statements.

This will allow you to understand the required down payment and will also familiarize yourself with additional costs that the lenders will look at. The more knowledge you have of this, the easier the home purchase process will be!

Providing this information early on will allow the mortgage professional that you choose to find you the best lenders for your current situation. By positioning yourself with the right broker you are able to have a number of product choices that will be best suited to your needs.
